YES! This is your property, and we believe you should have full access to your account, to be involved as much or as little as you want.
We exclusively use Airbnb and our direct booking software. This allows owners to have the best coverage and income opportunities.
Your level of involvement is entirely up to you! We just ask that you are reachable and make us aware when you are not going to be available (leaving the country, etc.).
Your property will be listed on Airbnb and the SimplyStay direct booking site that syncs all bookings and calendars. The direct booking website also relieves you/guest of Airbnb fees and provides an alternate booking method in the event of an Airbnb shutdown or glitch.
We recommend that owners operate within applicable laws and local ordinances. City and taxes are the owner’s responsibility and should be paid, at your discretion. Taxes are itemized on each statement for your convenience
All of the income will go directly to your bank account at the end of each month. Home Owners can keep track of everything there. You will receive a monthly statement. We recommend that expenses (management fees/invoices) come out of the same account for easy bookkeeping.
Simply, you will maintain the same fees as if you were managing it yourself. All Yard, pool, hot tub, cleaning supplies are billed to the owner or paid by the homeowner, We charge a management fee per the nightly rate, and 100% of the cleaning fee associated. We also have a technology fee, as you would if you were using the same technology.
Of course. We require 4-month period to start with. It is hard to see true success with less time. We do ask for a 30-day cancellation notice.
We have many local connections, businesses, hospitals and Realtors sending us travelers or temporary housing individuals looking for homes to stay in. With this, we seek to keep guests into your home as often as possible.
Yes, you will need short-term rental insurance. We recommend using Proper Insurance. We also have local insurance partners that work alongside us to give you the best pricing and the best coverage.
We collect all funds from airbnb and disperse at the end of the month to you the remaining after expenses and fees.
The million dollar question. We seek to get more bookings then you had before and believe we can provide real value here. Additionally, we offer piece of mind. Our “hands-off” approach for owners can mean we handle all guest communication, cleanings, pricing, and marketing while homeowners can use their time in other ways.
No, we are commission based. We only get paid when you do. The only things that will need to be paid when a property is vacant are the utilities and mortgage.
